Boynton Beach, Lantana, Delray Beach and Lake Worth Beach side by side: 2025 city tax rates, 2026 high school grades, Zillow values and Census figures.

Last checked Oct. 8, 2026. Sources: the Palm Beach County Property Appraiser’s 2026 proposed and 2025 final millage chart (PDF) and homestead exemption page; the school district’s high school attendance boundaries; the Florida Department of Education’s 2026 school grades; Zillow Research; the Census Bureau’s 2020-2024 American Community Survey (QuickFacts); and Palm Beach County’s city limits.

These are the three cities closest to Boynton Beach: the Town of Lantana, about four miles north; Delray Beach, about five miles south; and Lake Worth Beach, about seven miles north. All four are in Palm Beach County, all four share the same county and school district tax rates, and all four are served by the School District of Palm Beach County. What differs is the city tax rate, the high school zones, home values and the Census figures. This page sets the official figures side by side, one table per topic. It does not say which is better.

City tax rates

Every property in the four cities pays the same county, school and special district rates, plus the rate of the city it is in. For tax year 2025, the final city rates on the Property Appraiser’s millage chart (PDF) were:

City 2025 final city rate (mills) 2026 proposed city rate (mills)
Boynton Beach 7.7500 7.7500
Delray Beach 6.1920 (6.1611 operating, 0.0309 debt) 6.4660 (6.4371 operating, 0.0289 debt)
Lake Worth Beach 5.8945 (5.4945 operating, 0.4000 debt) 5.8945 (5.4945 operating, 0.4000 debt)
Lantana 3.7500 3.7500

One mill is $1 for every $1,000 of taxable value. The 2026 column is the maximum each city proposed in July; the final 2026 rates were set at September budget hearings. The Boynton Beach City Commission adopted 7.4257 mills for 2026, as our property tax guide explains.

Chart: city tax rates

Bar chart of 2025 final city tax rates including debt service: Boynton Beach 7.75 mills, Delray Beach 6.192, Lake Worth Beach 5.8945, Lantana 3.75

The rates all four share

Taxing authority 2025 final (mills)

School Board, state rate 3.0730
School Board, local rate 3.2480
Health Care District 0.6561
Children’s Services Council 0.4908

The county also levies a fire-rescue rate of 3.4581 mills and a library rate of 0.5491 mills in the areas it serves. Boynton Beach runs its own fire rescue and library, so those two rates do not appear on a Boynton Beach bill; for an address in another city, the August TRIM notice lists every rate that applies.

Homestead exemption. The same state exemption applies in all four cities: $25,000 off the assessed value for all taxes and, for 2025, up to $25,722 more off non-school taxes, according to the Property Appraiser’s homestead page. The application deadline is March 1.

High schools

High school zones do not follow city limits. This table shows how much of each city’s land falls in each high school zone in the school district’s attendance boundaries, with each school’s 2026 grade from the Florida Department of Education and the share of possible points it earned. Zones covering less than 4% of a city’s land are left out.

City High school zone Share of city’s land 2026 grade
Boynton Beach Boynton Beach Community High 66% B (63%)
Boynton Beach Atlantic High 21% C (56%)
Boynton Beach Santaluces Community High 12% B (64%)

Delray Beach Boca Raton Community High 14% A (73%)

Report cards: Boynton Beach Community High, Atlantic, Santaluces, Lake Worth, Boca Raton and Spanish River.

Census figures

From the Census Bureau’s 2020-2024 American Community Survey five-year estimates, the same vintage for all four. Median home value is the owners’ own estimate of what their home is worth, so it differs from Zillow’s index. Travel time is the average one-way commute for workers 16 and older who do not work at home.
