Three offices handle property taxes for a Boynton Beach home. The Property Appraiser sets the value and handles exemptions. Each taxing body, including the city, the county and the School Board, sets its own tax rate. The Tax Collector mails the bill and takes the money. The 2026 bills go out by Nov. 1.

When the bill is due

The Tax Collector’s property tax page says bills are mailed by Nov. 1 and can be paid from Nov. 1 to March 31. Paying early earns a discount:

Pay in Discount 2026 bill deadline
November 4% Monday, Nov. 30
December 3% Thursday, Dec. 31
January 2% Monday, Feb. 1, 2027 (Jan. 31 is a Sunday)
February 1% Monday, March 1, 2027 (Feb. 28 is a Sunday)
March none Wednesday, March 31, 2027

Taxes not paid by March 31 are delinquent on April 1 and draw penalties and interest. Delinquent taxes cannot be paid online. A deadline that falls on a weekend or holiday moves to the next business day, per the Tax Collector’s dates and deadlines page.

To pay in four parts during the year, use the Tax Collector’s installment payment plan. Enrollment for 2027 taxes opens Nov. 1, and the last day to apply each year is April 30.

Boynton Beach’s tax rate

The Boynton Beach City Commission set the city’s operating rate for fiscal 2026-27 at 7.4257 mills, the rolled-back rate, down from 7.75 mills last year. The commission gave tentative approval Sept. 8, and the item for the Sept. 16 final budget hearing put the final rate at the same figure, with a General Fund budget of $138.3 million, 1.4% less than this year. The rolled-back rate is the one that raises about the same money from existing property as last year, before new construction.

One mill is $1 for every $1,000 of taxable value, so the city’s share on a home with a $300,000 taxable value is about $2,228.

The city is only one line on the bill. The Property Appraiser’s 2026 proposed millage chart (PDF) lists the other rates a Boynton Beach address carries:

Taxing authority 2025 final 2026
City of Boynton Beach 7.7500 7.4257
Palm Beach County (operating) 4.5000 4.5000
Palm Beach County (debt) 0.0330 0.0210
School Board, state rate 3.0730 3.0390
School Board, local rate 3.2480 3.2480
Health Care District 0.6561 0.6561
Children’s Services Council 0.4908 0.4908
South Florida Water Management District (three levies) 0.2301 0.2301
Florida Inland Navigation District 0.0270 0.0270

The county rates other than the city’s are the proposed figures from July. The county also levies fire-rescue and library rates in areas it serves. Boynton Beach runs its own fire rescue and library, so those county rates do not appear on a city bill. Your TRIM notice from August lists exactly which rates apply to your parcel, and the November bill shows the final ones.

The chart: where the money goes

Bar chart of 2026 tax rates on a Boynton Beach property: city 7.426 mills, schools 6.287, county 4.521, Health Care District 0.656, Children's Services 0.491, water management and FIND 0.257

The city takes the largest share of a Boynton Beach bill, then the schools, then the county. Together the rates come to about 19.6 mills.

Homestead exemption

If the home is your permanent residence on Jan. 1, the homestead exemption takes $25,000 off the assessed value for all taxes, and a second exemption, up to $25,722 for 2025, off non-school taxes. You must file by March 1; the Property Appraiser says missing that date waives the exemption for the year.

Homestead also caps how much your assessed value can rise each year: 3% or the change in the Consumer Price Index, whichever is lower. File online through the Homestead E-File, in person at a service center, or by mail. Bring Social Security numbers and a Florida driver’s license, plus a Florida vehicle or voter registration. Once approved, it renews on its own. It does not move with you to a new home; you must file again.

How to appeal your value

The value on your TRIM notice is the one to challenge. According to the Property Appraiser’s petition page:

  1. Call 561-355-3230 or visit a service center to ask for an informal review.
  2. If that does not settle it, file a petition with the Value Adjustment Board, run by the Clerk & Comptroller. The filing fee is up to $20.
  3. The deadline is the 25th day after TRIM notices are mailed. For 2026 it was Sept. 14, so this year’s window has closed. Talking to the appraiser does not extend it.

What this means for you

  • Watch the mail around Nov. 1. Paying by Nov. 30 saves 4%.
  • The city’s rate is lower this year, but your bill can still rise if your assessed value went up or the other bodies’ final rates changed.
  • Bought this year? File for homestead by March 1 or wait a full year for the savings.
  • If your bill looks wrong, call the Tax Collector about payments and the Property Appraiser about values.
