The chart: a decade of Boynton Beach values
The typical value almost doubled from 2015 to 2023, with the biggest jumps in 2021 and 2022: from $292,242 at the end of 2020 to $431,617 at the end of 2022. It peaked in spring 2024 and slid about $40,000 by the end of 2025.
How to read these figures
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Boynton Beach home worth.”
The median sale price is the middle price of homes that actually sold that month, so it jumps around: over the past year Zillow’s monthly figure ranged from $335,000 in February 2026 to $415,000 in May 2026. It says more about which homes sold than about the market as a whole.
Days to pending is the typical time from listing to an accepted offer. It fell to 37 days in April 2026 during the spring season and has risen since.
The FHFA index comes from repeat sales and refinancings of the same houses with Fannie Mae and Freddie Mac loans, for the West Palm Beach-Boca Raton-Delray Beach metropolitan division, which covers all of Palm Beach County. It is an index, not a dollar figure, and it lags Zillow by a quarter. It shows prices still rising, by 3.65% in a year, while Zillow’s Boynton Beach figure is flat. The two measure different things: FHFA tracks single-family homes with conforming loans, while Zillow’s figure includes condos.
